Sale of Property
First, to you and your family, let me take a moment to offer my condolences on the passing of your loved one. While I know this can be a very emotionally sensitive period, I also understand you may be facing some serious decisions with which I might be able to assist you. Often, real estate property must be sold in order to pay taxes, pay any outstanding liabilities and to pay the legitimate heirs.
I buy real estate and other personal property found in estates. If this applies in your situation, I would be interested in making an offer. Often the timing for selling real estate is not a priority for your family, but if in the future, the heirs decide to sell, please call and I’ll be happy to make an offer.
While I do not know your particular situation, I am prepared to do what is best for you and the estate. Some of the advantages I may be able to offer are:
1. I can buy the property in its “As Is” condition.
2. You don’t need to do any fix up or clean up, you don’t need to prepare for sale.
3. I will pay all cash and,
4. I can close the sale very quickly, often thirty days or less, depending on your needs.
5. I can help with the disposition of unwanted items by donating to local charities.
This will save the estate time and avoid extra estate / sale fees. Another fee you can save is the realtor fee (often 6%) that will be charged by most real estate agents. I will also be responsible for closing costs (in today’s market can exceed 3%). Sometimes, just knowing the property is sold is a tremendous relief in today’s uncertain market.
You may not understand that you do not have to wait until this probate is completed to sell the property. The courts have given the Personal Representative of the estate, the authority to act in behalf of the estate, which allows you to cash out the assets and proceed to final distribution.
If you decide to sell the property, there is no reason to complicate the process, run up extra attorney and miscellaneous fees and pay a 6% real estate commission. Also, you are busy enough without having to do repairs / cleanup on the home.
